CRLA and Ted Lokey Oil

This was an adaptive reuse of a 1910's era Oil Supply Warehouse into our firm's architectural office. This project to date has received two design awards in statewide competitions since the renovation was completed in 2011.

The original property consisted of two separate buildings that housed oil and lubricants-based businesses until 2002. The original structure of the building is board-form concrete, load bearing masonry, with steel trusses connected by wood purlins and wood deck. The exterior work included new parking, a patio space, as well as new landscaped areas. The parking areas are rendered in stone curbs and permeable gravel to minimize site runoff. The exiting load dock was preserved and now serves as a communal patio space. The former brownfield site is a now an attractive natural environment with xeric plant life.

The program for the adaptive reuse was to create space for our architectural office as well as lease spaces. Transparency and openness of the studio environment was our top goal. Emphasis was placed on conserving as much of the original architectural fabric as possible. Restoration included removing layers of paint from brick walls using a process of sand-water blasting. The original wood ceilings were left natural and the original 1915 concrete floors were ground and polished to revive the original concrete. The finishes selected for the project serve to enhance the industrial and historic character of the building. The ductless mini-split mechanical system allowed for minimal intervention to the shell and open spaces. Previously closed windows in the lower level were reopened, and a new light monitor with clerestory windows was added to the center structural bay to increase building height and bring in more natural light. Functionality was restored to the original Otis platform lift with rudimentary controls for “up” and “down” with a rope-controlled brake. The gears and pulleys were highlighted to create a central focal point.
